Location

The Bayfront Community Redevelopment District is located within the City of Palm Bay in Brevard County, Florida. The Redevelopment District in the City lies just west of and along the Indian River Lagoon, south of the City of Melbourne and north of the Town of Malabar. The area was the first to be settled in the City. U.S. Route-1 or as it is known locally and historically, the Dixie Highway, is the main thoroughfare that runs through the District from north to south in a spine like fashion. The western boundary of the District runs from the Driskell Heights Neighborhood (aka Powell’s Subdivision) in the north to Robert J. Conlan Boulevard to Palm Bay Road and then to the Florida East Coast Railroad tracks to the Town of Malabar border in the south. The total area encompasses 1070 acres (±) (see Location Map).

Transportation

Road, rail and water serve the Bayfront Community Redevelopment District. U.S. Route-1, Robert J. Conlan Boulevard, Palm Bay Road and Port Malabar Boulevard are the major roadways in the District. The Florida East Coast Railroad provides freight rail service. The rail line runs north and south parallel to the Indian River Lagoon and U.S. Route-1 through the District. The Indian River Lagoon along with Turkey Creek provide for recreational boating with the potential for future commercial water traffic. Two marinas, the Palm Bay Marina and the City owned Pelican Harbor Marina are located in the District.

Demographics

According to the 2000 U.S. Census the District had approximately 4,000 residents with just under 2,000 households. The demographics of the Bayfront Community Redevelopment District however will be changing dramatically with the construction of planned new condominium developments. It is anticipated that with the planned projects the number of residents and households will increase by at least 50% in the next couple of years.
